The Manor Suite is a 40 square metre suite designed for one or two guests. It accommodates couples, twin‑share, or solo travellers. Bedding is a super king bed that can be split into two single beds by prior request. The suite includes one ensuite bathroom with a stand‑alone bathtub and rainfall shower, oak flooring, and handmade New Zealand rugs. In‑room amenities include an espresso machine and minibar. Suites offer views of Lake Taupō and or the Jack Nicklaus Signature Golf Course. The Manor Suite has a maximum occupancy of two guests and includes access to priority golf tee times, Solar Spa facilities, tennis courts, bicycles, and concierge services.

Manor Residence including Den
The One Bedroom Manor Residence with Den is a self‑contained villa offering approximately 150 square metres of internal living space. It includes one king bedroom that can be split into a twin configuration, with ensuite bathroom, a private den with a double sofa bed suitable for use as a study or second sleeping area, and one bathroom. The residence features a full kitchen, laundry facilities, indoor dining, television, and a log fireplace. Outdoor areas include a furnished private terrace and a private courtyard designed for outdoor dining. The residence has framed views across the championship golf course toward Lake Taupō and can accommodate up to three adults or two adults with up to two children aged twelve years and under.

Manor Residence Two Bedroom
The Two Bedroom Manor Residence provides approximately 180 square metres of living space. It includes two bedrooms with king beds that can be split into twin configurations, and two full ensuite bathrooms with deep stone bathtubs and separate showers. The Manor Residence Two Bedroom with Den is the most spacious accommodation option available at Kinloch Manor & Villas at 185 square metres. This deluxe residence features two king bedrooms that can both be split into twin configurations, and a private den with a double sofa bed suitable for use as a study or as a third sleeping area. This residence boasts calm interior design, oak flooring, handmade New Zealand rugs, stand‑alone bathtubs, and a carbon‑neutral fireplace. The residence includes expansive living and dining areas, a full kitchen, multiple bathrooms, and private outdoor spaces. Views extend across the championship golf course to Lake Taupō. Accessible Manor Residences
Kinloch Manor & Villas offers accessible Manor Residences designed for guests with mobility requirements. These residences include step‑free ramp access, widened bathroom doorways, accessible showers fitted with support rails, and shower chairs available upon request. All accessible residences maintain the same space, comfort, and outlook as standard Manor Residences.
